The ideal Property Manager will have sound Commercial abilities and a good knowledge of Commercial property specifically Service Charge budgets and occupational leases. They will have to be able to prioritise work, delegate and remain calm under pressure. The property manager is supported by a team covering H&S, maintenance and billing. Whilst the role is based in Sheffield, our portfolio covers the UK, so an element of travel is required.
The below, whilst not exhaustive covers the main areas of responsibility:
Ensuring all buildings are maintained to a high standard
Ensuring all statutory and regulatory checks are carried out and recorded
Managing tenant relationships
Monitoring and preparing annual service charge budgets
Finalising annual service charge accounts
Procuring high value works, and ensuring they meet the required specifications
Building relationships with letting agents
Ensuring vacant properties are marketed
Arranging dilapidation surveyors to deal with departing tenants
Reporting to clients
Generating new business enquiries, using relevant marketing tools
Visiting buildings to conduct formal inspections
Managing on site staff
Working with accounts team on debtors
Liaising with solicitors on new leases and lease breaches
A fantastic salary between £30,000 – £38,000 is offered for this role, dependant upon experience and also providing that you have the above skills, qualities and experiences.
